Do you want to sell your house?

Do you want to sell your house?

If you are considering selling your property, check the listing of documentation required to put the house up for sale and for the deed.
To put the house up for sale, we have to have all the documentation in order. In case you need to do the deed the next day, we are sure that everything is ok!
So the required documentation is:
 Urban building book
All financial information such as property characteristics, location, owner identification and asset value for calculation of IMT and IS. (The booklet is on the finance portal and just go to “heritage” and save the pdf.)
 Updated permanent building certificate
This is the document from the Land Registry Office, where you can see the history of the property, but it is also very important because it is consulted at the time of writing to see if pledges have fallen.
 License of use
Basically it is this document that tells us that the property is a legal construction and not clandestine. There is an exception for properties prior to 1951 that do not require this license if the date information is recorded in the property book.
 Property Data Sheet
This is a description of the technical and functional characteristics of the building (where all materials are used, etc.) and has become mandatory for buildings that have been built or undergoing reconstruction or expansion after March 30, 2004.
 Energy certificate
This document is the energy rating of the house and is required to make the transaction. We assist in obtaining this document.
 Other
There are still cases of cancellation, when the property has a mortgage on a bank that is essentially the amount owed to the bank by the date of the deed and has to be settled before or at the time of deed. There is usually a bank representative present in the deed who carries the check corresponding to the amount payable to the bank.
These are generally the documents that must exist.
Now usually from the booklet we can get the rest of the documentation to make sure everything is OK on the day of sale!
